This week’s newsletter idea came from a request, which I was happy to run with because I end up spending time on Cape Cod every summer. The Cape Cod house is one of those styles that feels simple at first, but the more you look at it, the more you understand why it has lasted so long. It is sturdy, charming, even a little preppy, and built with a very clear purpose.

Built for New England

The Cape Cod house started in New England, especially around coastal Massachusetts, as a practical response to climate, materials, and everyday life. Early versions date back to the 1600s and 1700s, when English settlers adapted the houses they knew to a much harsher coastal environment. The result was a small, simple, efficient home that could handle wind, snow, salt air, and cold winters.

At its core, the Cape Cod house was not trying to be fancy. It was compact, easy to heat, and built around function. That practicality is a big part of why the style lasted. Over time, it became one of the most recognizable home styles in New England and later spread across the country through Cape Cod Revival homes in the 20th century.

Simple Form, Strong Details

The classic Cape Cod house is easy to recognize: a low rectangular shape, steep roof, central front door, symmetrical windows, and a central chimney. The roof is one of the most important features because the steep pitch helps shed snow and rain. The compact form also makes the house feel grounded and sturdy, almost like it is hunkering down against the weather.

Materiality is a huge part of the style. Traditional Cape Cod homes often use wood shingles or clapboard siding, which weather naturally in the coastal air. Shutters, simple trim, divided-light windows, dormers, and brick chimneys all add detail without making the house feel overly decorated. Everything is modest, but nothing feels careless.

Sturdy, Charming, and a Little Preppy

The Cape Cod house feels the way it does because it balances practicality with polish. It is simple enough to feel humble, but refined enough to feel intentional. The symmetry gives it order. The shingles and shutters give it texture. The smaller scale makes it feel approachable. Then add hydrangeas, gravel drives, weathered wood, white trim, navy doors, and a little salt air, and suddenly the whole thing feels very Cape Cod.

That is probably where the slightly preppy feeling comes from. The style is not flashy, but it is clean, classic, and deeply associated with summer houses, coastal towns, sailing culture, and old New England charm. It has that New England balance of being buttoned-up, weathered, and quietly practical.

Whether you grew up around this style or have only seen it in summer vacation photos, it is worth seeing in person. Cape Cod, Nantucket, and Martha’s Vineyard all have their own version of this architecture, and there is nothing like it. Boat shoes are optional, but probably encouraged.
